Notably, Mumbai and Bengaluru emerged as key investment hubs, attracting $0.8 billion and $0.5 billion, respectively, during the first nine months of 2025.

Emerging cities such as Hyderabad, Kolkata, and Chennai have attracted steady institutional interest, indicating a broader geographical spread of investments. Pune experienced an extraordinary surge in office investments, growing over 25-fold in Q3 compared to the previous year. The increasing prominence of domestic institutional investors is further underscored by the launch of several new domestic real estate funds in 2025, enhancing market liquidity and broadening the investment base.
