The Attom report analyzed over 3,600 census tracts and found that while the price growth in Opportunity Zones aligns closely with national trends, these areas are slightly outperforming the wider market in terms of high-end appreciation. Specifically, 46.4% of Opportunity Zone tracts saw increases in median single-family home and condo prices, compared to 49.2% of tracts outside these zones. Notably, approximately 30.7% of Opportunity Zone tracts experienced median price increases of at least 10%, surpassing the 28.8% of tracts outside the zones.
Despite these gains, Opportunity Zones remain relatively affordable, with over half of the tracts recording median sales prices below $225,000, significantly lower than the national median of $365,000. This affordability persists even as the market shows signs of robust growth.

However, Attom cautioned that median price measurements in Opportunity Zones can be volatile due to lower sales volumes compared to more typical neighborhoods. The report indicated that 89% of Opportunity Zone tracts experienced fluctuations in typical prices exceeding 5% over the year, suggesting that median home prices in these areas are highly sensitive to individual transactions.
