Mid Sussex District Council (MSDC) granted planning permission on August 7 for Zoe Sugg (known as “Zoella”) and her fiancé Alfie Deyes to develop a five-acre field adjacent to their home near Hassocks, West Sussex. The approved scheme includes a donkey enclosure, stables, three shepherd huts, a pond and parking for tractors. The council’s decision followed the couple’s application submitted in May.
Archaeological Concerns and Conditions
MSDC warned that the site could contain Roman, Anglo-Saxon or prehistoric remains, noting a recent excavation across the road that uncovered Roman features. The council’s archaeological adviser recommended that no ground-works begin until a programme of archaeological monitoring is approved and a final report is submitted. Accordingly, the council approved the development only on the condition that such monitoring be secured before any construction starts.
Local Opposition
Several residents objected to the proposal, citing the erection of gates and fences, potential visual impact on the surrounding countryside, increased traffic on the private access road, and the risk of restricting access to nearby bridleways and public footpaths.
Next Steps and Monitoring Requirements
The developers have installed a gate and posted a notice explaining their long-term interest in preserving the green space. MSDC now requires the couple to obtain archaeological oversight and to submit a comprehensive report before any building work can commence. Until those conditions are met, construction on the donkey sanctuary remains on hold.
