Project Overview and Design

Pituach by the Sea is a new residential complex situated on Abba Even Boulevard, between Wingate and Eli Landau streets, directly opposite the Dan Accadia Hotel in Herzliya Pituach. Developed by Ofer Investments, the final phase of a multi-year project that began with Phases A and B, the development comprises 122 apartments across three buildings: two five-story “Tree House” structures and a twelve-story “Sea House” tower. Every unit includes a balcony, and most offer sea views. A private rear path links the complex to Accadia Beach, the hotel promenade, and Herzliya Marina.

The buildings were designed by Yashar Architects—known for corporate headquarters such as Microsoft and Apple—and feature interiors by Dana Oberson, whose studio has worked on Six Senses Shaharut and the R48 Hotel.

Market Position and Buyer Profile

She adds that the mix of units “provides an answer for everyone,” ranging from compact 70–80 m² apartments to expansive 370 m² residences, garden apartments, and penthouses up to 250 m² with terraces of 110 m².

According to Shitrit, roughly half of the prospective buyers are foreign nationals—primarily British, French, American, and Russian residents—some making aliyah, others purchasing holiday homes, and a segment seeking a “safe haven.” Israeli buyers are said to include long-time residents who wish to downsize from large villas to more manageable, secure homes.

Timeline and Construction Details

Excavation work has already begun, and a building permit is expected imminently. The developer projects a construction period of about three and a half years, targeting completion around 2029-2030. Each apartment will be registered independently in the Land Registry (Tabu), positioning the units as private residential properties rather than resort-style schemes.
