New Super-Tall Projects on a Single Block
Downtown Miami will soon host two of the nation’s tallest residential towers. The Waldorf Astoria Miami, a 100-story, 1,049-foot tower, is slated for completion in 2028 and will contain 387 condo units plus 205 hotel rooms operating under the Hilton flag. Adjacent to it, the 90-story Delano Residences & Hotel Miami will rise 985 feet, offering 421 luxury rental and condo-hotel units, with 266 hotel suites managed by Ennismore and Accor Group. Both towers will sit on the same block in the Brickell district, directly opposite the under-construction 950-foot Ciprani Residences.
Project Details and Market Position
The Waldorf Astoria Miami will be the nation’s 20th-tallest building, edging out New York’s Chrysler Building by three feet. Its condos start at $3.15 million, while the top-floor penthouse is listed at $50 million. The developer, Property Markets Group (PMG), reports deposits on roughly 90 % of the Waldorf units. The Delano tower will add a 985-foot “all-glass” Art Deco-style structure, expanding Miami’s luxury inventory alongside existing high-rise landmarks such as the 868-foot Panorama Tower.

Ryan Shear, managing partner at PMG, emphasizes sustained buyer interest.
- “We continue to see strong demand for luxury condominiums in Florida, and I think that demand is becoming more sophisticated,” — Ryan Shear
- “There's room in Miami for a range of projects,” — Ryan Shear
- “Topping off is expected to occur later this fall as planned.” — Ryan Shear
Shear notes that the market has become “incredibly diverse,” with each project crafted to appeal to distinct buyer preferences.
